We went through the full process to secure a one-time-close construction loan with Intermountain Mortgage for our new build near Park City — application, approval, and a scheduled closing date. We traveled to Park City for the closing only to be told just days beforehand that our builder had been denied. This was especially frustrating because the issue was builder qualification — something that should have been verified and flagged early in underwriting, not days before closing. We were told our builder needed 2 years of experience, which he had. Because of this last-minute denial, we've had to restart the entire loan process with a different lender. The delay will likely push our construction timeline back 6+ months — a significant and avoidable cost that resulted directly from how late this issue was surfaced. If you're considering Intermountain Mortgage for a construction loan, I'd strongly recommend confirming builder approval and all underwriting requirements are fully verified well in advance of any closing date, and pushing hard for early answers rather than assuming a green light will hold.

Ian, Whitney, and his team were amazing to work with. They did a great job simplifying the procedural monotony & guiding me through steps needed to get to settlement. The customer experience was fully curated, I felt like a VIP. Being from out of state.
